Windows & Doors
A permit is required for the installation of new windows or doors. Where a new wall opening is being created or an existing opening is being enlarged, an inspection and a permit fee are required. Where rough opening size does not change, no inspection and no permit fee are required.
Application Requirements
The following is needed in order to apply for a permit:
- Completed EZ Permit Application
- A copy of the contract between the homeowner and the contractor (if one is being used).
- Homeowner Affidavit if homeowner is doing any of the work themselves
Fees: due upon permit issuance
- No Fee (replacement with no changes to rough opening)
- Permit Fee of $70 (for new windows / doors with rough opening changes)
Permit Requirements
- Windows must meet the minimum energy requirements of the 2021 Illinois Energy Code, including U-factor of 0.30 or better, and Solar Heat Gain Coefficient of 0.40 or better. (lower values are better)
- The replacement of existing emergency egress windows shall meet the net clear opening size of 5.7 square feet for all sleeping rooms (5.0 square feet when located on the first floor or basement). If existing window does not meet this standard, it may be replaced with a new window of same size and type as long as the size of the net clear opening is not reduced from the existing.
- All contractors listed on no-fee permits must be licensed in accordance with Title 3, Chapter 8 of the Village Code.

Required Inspections
A Rough Framing inspection is required for new openings and changes to the size of existing rough openings only.
