Decks
A permit is required for new or replacement decks, uncovered porches, or exterior wood stairs. Replacement of the deck surface, guardrails, or handrails may require a permit as well, depending on the scope of proposed work.
Application Requirements
The following is needed in order to apply for a permit:
- Completed EZ Permit Application
- One (1) legible copy of the plat of survey of the property indicating the exact location and dimensions of the proposed deck.
- A deck drawing – See drawing requirements in Deck Permit Guide:
**Generally, plans can be prepared by the homeowner or contractor, but must be drawn with a straight edge, must be legible, and must conform to the prescriptive code limitations of the 2018 International Residential Code section 507 or the 2015 American Wood Council Prescriptive Deck Guide In lieu of self-prepared plans, applicant can submit plans prepared and sealed by a licensed architect or structural engineer.
- Signed copy of the Deck Permit Guide
- Signed copy of the Homeowners Declaration Rider if you are part of a Homeowner Association (HOA).
- A copy of the contract between the homeowner and the contractor (if one is being used).
- Homeowner Affidavit if homeowner is doing any of the work themselves.
Fees
- Permit Fees (due upon permit issuance)
- Permits with 2 inspections - $70
- Permits with 3 inspections - $90 (if deck framing will not be visible during final inspection, a rough inspection will be required)
