Mechanical Unit, New - Residential
New mechanical unit permit is required for new residential units. Examples include, but are not limited to: New Forced Air Furnace / AC split systems, New Unit Heaters, new Boilers, and New Mini Split Systems.
Application Requirements
The following is needed in order to apply for a permit:
- Completed EZ Permit Application.
- One (1) copy of the Plat of Survey of the property indicating the exact location of the mechanical unit if it is ground mounted. Or aerial photograph showing location of unit on the roof if roof mounted.
- A copy of the contract between the homeowner and the contractor (if one is being used).
- Homeowner Affidavit if homeowner is doing any of the work themselves
Fees
- Permit Fee of $70 due upon permit issuance

Mechanical Unit, Replacement - Residential
Mechanical unit replacement permit is required when replacing existing residential units with same type of unit of similar capacity. Examples include, but are not limited to: Replacement Forced Air Furnace / AC split systems, Unit Heaters, Boilers, and Mini Split Systems. No inspections and no fees are required.
Application Requirements
The following is needed in order to apply for a permit:
- Completed EZ Permit Application.
- One (1) copy of the Plat of Survey of the property indicating the exact location of the mechanical unit if it is ground mounted. Or aerial photograph showing location of unit on the roof if roof mounted.
- A copy of the contract between the homeowner and the contractor (if one is being used).

(for New or Replacement Mechanical Units)
Mechanical unit replacement permit is required for new commercial units. Examples include, but are not limited to: Rooftop Package Units, Make Up Air Units, Evaporative Chillers, Boilers, Unit Heaters, medical gas or other gas storage and distribution systems, and Mini Split Systems.
Application Requirements
The following is needed in order to apply for a permit:
- Completed EZ Permit Application.
- One (1) copy of the Plat of Survey of the property indicating the exact location of the mechanical unit if it is ground mounted. Or aerial photograph showing location of unit on the roof if roof mounted.
- One (1) copy of engineering letter and drawing, sealed by licensed design professional for entirely new rooftop units or if replacement unit weighs more than the existing unit.
- A copy of the contract between the owner and the contractor.
Fees
- Permit Fee of $90 due upon permit issuance
Key Requirements
- Exterior ground mounted mechanical equipment is only allowed in side and rear yards, subject to Zoning Official approval.
- Additional screening requirements may be applicable to commercial properties if the mechanical unit will be visible from adjacent Right of Way
