General Construction Information

Overview

The Community Development staff administers the building permitting process, including the review of building permit applications, inspection of construction work, and technical assistance to residents and contractors.  Our department is committed to helping to protect the health, safety, and general welfare of the residents and the general public as it relates to the built environment.  In order to ensure that minimum construction standards are adhered to, the Village adopts the International Code Council’s family of model codes on a periodical basis, along with appropriate amendments tailored to our community’s needs.

Building Codes

The Village of Mokena has adopted the following ICC Model Codes with local amendments.  Click here for local amendments.

Inspections

All inspections are to be scheduled through the Community Development Department by calling (708) 479-3900 before 2:00 pm for next day inspection.  No inspections will be scheduled by the inspectors in the field. Inspections not ready on the day when the inspector arrives, or re-inspections made due to code violations, will be charged a re-inspection fee per inspection, which must be paid prior to scheduling the re-inspection. 

At the time of scheduling final inspections for new residences, the applicant must submit the final grading survey, building envelope and duct tightness reports, signed Subdivision Disclosure form (where applicable), and must provide name of buyer and closing date.  The project must be fully completed at time of final inspection except for weather related items between November 1 and April 15.  Conditional Occupancy Certificate will only be issued for items not completed due to weather delays and for final landscaping installation and post landscaping survey when that scope is undertaken by the homeowner.  All Conditional Occupancies require a refundable deposit.

Permit Fees
In order to defray some of the costs associated with reviewing and inspecting permitted work, the Village of Mokena asses permit fees for most projects.  Generally fees are not due until the time of permit issuance.  Click here for a list of common permit fees.  You can also view the entire permit fee ordinance in the Village Code, section 8-1-12 by clicking here

Contractors
When making improvements to your property, be sure you use a contractor registered by the Village of Mokena for your own safety. The Contractor Registration form can be accessed here.
