Residential Exterior Alteration/Addition

A residential building permit is required for all residential exterior alterations or additions that add to or subtract from the gross building volume or existing roof, regardless whether alterations are to load carrying building elements or not.

Application Requirements

The following is needed in order to apply for a permit:

• Completed Permit Application
  • EZ Permit Application (if using 2 or fewer contractors/sub-contractors)
  • Building Permit Application (if using more than 2 contractors/sub-contractors)
• One (1) copy of the plat of survey of the property indicating the exact location of the house with the Alteration/Addition indicated with the measurements to the lot line(s), as well as the Alteration/Addition dimensions.
• One (1) copy of legible scaled construction plans (if not fully compliant with IRC or, for large projects and for 2 story additions, plans must be stamped and signed by a Licensed Illinois Architect or Structural Engineer.)
• A completed Residential Agreement Form (found in Residential Construction Guide).
• Completed and signed copy of the Residential Exterior Alteration/Addition Guide.
• Signed copy of the Homeowners Declaration Rider if you are part of a Homeowner Association (HOA).
• A copy of the contract between the homeowner and the contractor (if one is being used).
• Homeowner Affidavit if homeowner is doing any of the work themselves

  Fees: due upon permit issuance

• Review Fees - $1.50 per $1,000.00 of project valuation ($75.00 minimum)
• Permit Fees - $5.00 per $1,000.00 of project valuation ($90.00 minimum)

Required Inspections

• Erosion Control, Dumpster, and Portable Toilet Inspection (as applicable, depending on project scope) – All of these items must be in place prior to the issuance of the building permit.

• Various depending on project scope, but typically:
• Concrete prepour inspections
• Underground Plumbing (prior to covering with flooring or concrete, when applicable)
• Rough Framing, Mechanical, Electrical, and Plumbing
• Insulation
• Final Framing, Mechanical, Electrical, and Plumbing
